With record-low interest rates, and a tight supply of existing homes, the housing market is red hot. Time to put your social media savvy to work!

A hot seller’s market – like now – puts agents in a unique position to market themselves to a broader audience. These efforts can be especially effective if you add social media strategy to your marketing mix.

In fact, a recent study by the National Association of Realtors (NAR) found:

  • 77% of realtors say they use social media in some way, shape or form
  • 47% of real estate businesses note that social media results in the highest quality leads versus other sources
  • 99% of millennials (and 90% of baby boomers) begin their home search online (as opposed to in-person referrals).

In short, a well-conceived and executed social media strategy can have a powerful impact on your sales.

Here are some quick tips on how to use social media effectively.

Be strategic when choosing platform(s)

You don’t need to have a presence e on every social media channel. Focus on those the NAR says are most effective for realtors: Facebook, LinkedIn and Instagram.

List current properties – with accurate information

While this might seem like a no-brainer, many of our colleagues neglect to keep their listings up to date. It’s a challenge for sure, but listing properties that are no longer available, or ones with erroneous details, will undermine your credibility.

Include property photos

Social channels thrive on visuals. Your property doesn’t exist if you don’t have photographs to tell its story. Photos not only engage and peak interest, they can help convert your prospects into customers.

Feature client testimonials

Nothing can help build your brand and credibility faster than hearing from satisfied customers. Use the testimonials as teasers that link to your website. Videos are best!

Event coverage

Social media is the perfect platform to promote an open house or other event. Try posting photos or videos from previous events to create some buzz.

Network

Social media provides a great opportunity to network with people who can supply you with leads: friends, family, colleagues and former clients!

Share your expertise

Providing clients with your years of insight will help position you as an expert, boost your credibility and build trust. So, don’t be shy to share what you know.

Embrace video

According to WordStream, 64% of consumers make a purchase after watching branded social videos. Plus, 86% of those surveyed would like to see more videos. Get ready for your closeup!
